Welcome to Fine Print Homes. These Terms of Service (“Terms”) govern your use of the website at fineprint.homes and the contract analysis service (the “Service”) operated by RL Calculations, LLC, a Maryland limited liability company (“we,” “our,” or “us”).
By accessing or using the Service, you agree to be bound by these Terms. If you do not agree, do not use the Service.
1. Description of Service
Fine Print Homes is a consumer education tool that analyzes new construction home purchase agreements. When you upload a purchase agreement PDF, our Service uses artificial intelligence to:
- Identify clauses that may be predatory, one-sided, or high-risk to the buyer
- Provide plain-English explanations of what each clause means
- Assign an overall contract risk score
- Suggest counter-language that may be proposed to the builder
The Service is designed to help homebuyers understand their purchase agreements and make more informed decisions.
2. Not Legal Advice — Important Disclaimer
Important Notice
The Service is a consumer education and informational tool. It does not constitute legal advice and does not create an attorney-client relationship between you and RL Calculations, LLC or any of its affiliates, employees, or contractors.
The analysis reports generated by the Service:
- Are produced by artificial intelligence and may contain errors, omissions, or inaccuracies.
- Should not be relied upon as a substitute for professional legal counsel.
- Do not guarantee any particular legal outcome or protection.
- May not reflect the most current state laws, regulations, or case law applicable to your specific situation.
- Are not a comprehensive legal review of your contract.
The suggested counter-language provided in reports is for informational purposes only. There is no guarantee that a builder will accept proposed modifications, or that the suggested language is legally sufficient or enforceable in your jurisdiction.
We strongly recommend that you consult a licensed real estate attorney in your state before signing any purchase agreement, especially for matters involving significant financial commitments.
3. Eligibility
You must be at least 18 years of age to use the Service. By using the Service, you represent and warrant that you are at least 18 years old and have the legal capacity to enter into these Terms.
4. How the Service Works
5. Payment and Refund Policy
- 5.1. Pricing: The current price for a full contract analysis report is $49 per scan. Prices are subject to change, but any price changes will not affect transactions already completed.
- 5.2. Payment Processing: Payments are processed securely by Stripe, Inc. We do not store your credit card information.
- 5.3. Refunds: Because the Service delivers a digital report immediately upon payment, all sales are generally final. However, if you experience a technical error that prevents delivery of your report (for example, a processing failure where no report is generated), please contact us at fineprint.homes@gmail.com and we will issue a full refund or re-process your analysis at no additional cost.
- 5.4. Disputes: If you believe you were charged in error, please contact us at fineprint.homes@gmail.com before initiating a chargeback with your payment provider. We will work with you in good faith to resolve any billing issues.
6. Acceptable Use
You agree not to:
- Upload documents that you do not have the right to share or that contain information you are not authorized to disclose.
- Use the Service for any unlawful purpose or in violation of any applicable laws.
- Attempt to reverse-engineer, decompile, or extract the underlying AI models, algorithms, or system prompts used by the Service.
- Use automated tools, bots, or scrapers to access the Service.
- Resell, redistribute, or commercially exploit the Service or its reports without our prior written consent.
- Upload files containing malware, viruses, or any harmful code.
- Attempt to overload, disrupt, or interfere with the operation of the Service.
7. Intellectual Property
- 7.1. Our Property: The Service, including the website, design, branding, clause database, system prompts, and analysis methodology, is the property of RL Calculations, LLC and is protected by applicable intellectual property laws. You may not copy, modify, or create derivative works of the Service.
- 7.2. Your Property: You retain all rights to the contracts you upload. We claim no ownership over your documents.
- 7.3. Report License: Upon payment, you receive a non-exclusive, perpetual license to use, share, print, and distribute your analysis report for your personal, non-commercial purposes (including sharing with your attorney, realtor, or the builder).
8. Accuracy and Limitations
- 8.1. AI-Generated Content: Reports are generated by artificial intelligence. While we have designed the system to be thorough and accurate, AI systems can and do make errors. The Service may miss clauses, misinterpret language, or generate inaccurate descriptions or suggestions.
- 8.2. No Guarantee: We do not guarantee the accuracy, completeness, or reliability of any analysis report. The risk scores, clause identifications, and counter-language suggestions are generated algorithmically and should be independently verified.
- 8.3. Contract Variations: Purchase agreements vary significantly by builder, state, and individual transaction. The Service may not account for all local laws, regulations, or specific circumstances applicable to your purchase.
- 8.4. Your Responsibility: You are solely responsible for any decisions you make based on information provided by the Service. This includes decisions to sign or not sign a contract, to propose counter-language, or to seek legal counsel.
9. Limitation of Liability
To the maximum extent permitted by applicable law:
9.1. RL Calculations, LLC, its officers, directors, employees, and agents shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising out of or related to your use of the Service, including but not limited to damages for loss of profits, loss of data, loss of property value, cost of substitute services, or any damages arising from your reliance on any analysis report.
9.2. Our total aggregate liability for any claims arising out of or related to the Service shall not exceed the amount you paid to us for the specific report giving rise to the claim (i.e., $49 or the applicable purchase price).
9.3. These limitations apply regardless of the theory of liability, whether based on contract, tort (including negligence), strict liability, or any other legal theory, and even if we have been advised of the possibility of such damages.
10. Disclaimer of Warranties
The Service is provided on an “as is” and “as available” basis without warranties of any kind, whether express or implied. We disclaim all warranties, including but not limited to implied warranties of merchantability, fitness for a particular purpose, and non-infringement.
We do not warrant that the Service will be uninterrupted, timely, secure, or error-free; that the results obtained from the Service will be accurate or reliable; or that any errors in the Service will be corrected.
11. Indemnification
You agree to indemnify and hold harmless RL Calculations, LLC, its officers, directors, employees, and agents from and against any claims, liabilities, damages, losses, and expenses (including reasonable attorneys’ fees) arising out of or related to:
- Your use of the Service.
- Your violation of these Terms.
- Your reliance on any analysis report generated by the Service.
- Any dispute between you and a home builder, seller, or any third party.
12. Third-Party Services
The Service relies on third-party providers including Anthropic (AI analysis) and Stripe (payment processing). We are not responsible for any errors, outages, or issues caused by these third-party services. Your use of their services is governed by their respective terms and privacy policies.
13. Termination
We reserve the right to suspend or terminate your access to the Service at any time, with or without notice, for any reason, including if we reasonably believe you have violated these Terms. Upon termination, any reports already delivered to you remain yours to keep.
14. Governing Law and Disputes
- 14.1. Governing Law: These Terms are governed by and construed in accordance with the laws of the State of Maryland, without regard to its conflict of law provisions.
- 14.2. Dispute Resolution: Any dispute arising out of or relating to these Terms or the Service shall first be attempted to be resolved through good-faith negotiation. If negotiation fails, disputes shall be resolved through binding arbitration administered in the State of Maryland in accordance with the rules of the American Arbitration Association. Each party shall bear its own costs of arbitration.
- 14.3. Class Action Waiver: To the maximum extent permitted by law, you agree that any dispute resolution proceedings will be conducted only on an individual basis and not in a class, consolidated, or representative action.
- 14.4. Exceptions: Nothing in this section prevents either party from seeking injunctive or other equitable relief in a court of competent jurisdiction.
15. Changes to These Terms
We may update these Terms from time to time. If we make material changes, we will update the “Effective Date” at the top of this page. Your continued use of the Service after changes are posted constitutes your acceptance of the updated Terms. We encourage you to review these Terms periodically.
16. Severability
If any provision of these Terms is found to be unenforceable or invalid, that provision shall be limited or eliminated to the minimum extent necessary so that these Terms shall otherwise remain in full force and effect.
17. Entire Agreement
These Terms, together with our Privacy Policy, constitute the entire agreement between you and RL Calculations, LLC regarding the Service and supersede all prior agreements and understandings.
