How Long Does New Construction Take?

Weather delays (rain, extreme cold, hurricanes), material shortages and supply chain issues, labor availability, permitting delays, lot preparation requirements (clearing, grading, utilities), and the complexity of the home's design all affect the timeline.

Your builder's backlog — how many homes they are building simultaneously — also affects when your home gets attention and resources.

Typical Phases

Site preparation and foundation (2-4 weeks), framing (2-4 weeks), rough-in (plumbing, electrical, HVAC — 3-5 weeks), insulation and drywall (2-3 weeks), interior finishes (cabinets, flooring, paint — 4-6 weeks), exterior finishes (3-4 weeks), final inspections and punch list (2-4 weeks).

What If the Builder Is Late?

Most builder contracts give the builder broad rights to extend the construction timeline without penalty. Look for language about "anticipated completion date" (which is usually a non-binding estimate) versus a guaranteed completion date (rare).

If the builder is significantly late, review your contract for any provisions that give you the right to cancel or receive compensation.

Keep in mind that your rate lock, lease, or current housing situation may be affected by construction delays. Plan for potential delays and have a backup plan.
