The Building Process

What Is a Spec Home vs. Custom Home vs. Tract Home?

Quick Answer

A spec home is built without a specific buyer in mind. A custom home is built to your exact specifications. A tract home is one of many similar homes in a planned community. Each has different implications for your contract.

Spec Home (Speculation Home)

A spec home is built by the builder without a specific buyer. The builder chooses the design, finishes, and features based on what they think will sell. Because the home is already complete or nearly complete when you buy it, the timeline to closing is shorter.

Spec home contracts are often more straightforward because there are fewer unknowns — you can see exactly what you are getting.

Custom Home

A custom home is built specifically for you. You work with the builder (or an architect) to design the home from the ground up, choosing everything from the floor plan to the materials to the fixtures.

Custom home contracts are typically more complex and may include more change order provisions. The process takes longer and costs more, but you get exactly what you want.

Tract Home (Production Home)

A tract home is built as part of a planned community or subdivision where multiple homes are built using a limited number of floor plans. Buyers can typically choose from a menu of upgrades and finishes, but the basic design is fixed.

Most major national builders (D.R. Horton, Lennar, PulteGroup) primarily build tract homes. These are the homes where standardized contracts of adhesion are most common.

Semi-Custom Home

A semi-custom home falls between a tract home and a full custom home. You may be able to modify the floor plan, choose from a wider range of finishes, or add features not available in a standard production home.

Some builders offer a semi-custom experience within a community setting, which gives you more personalization than a tract home but at a lower cost than a full custom build.

Why It Matters for Your Contract

The type of home affects the type of contract you will sign, the level of negotiation available, and the risks involved.

Tract home contracts tend to be the most one-sided (contracts of adhesion). Custom home contracts offer more room for negotiation. Spec home contracts may have fewer unknowns because the home is already built.
